What an electrical installation audit is and when you need one
An electrical installation audit is an independent technical inspection that assesses whether a building's electrical installation is safe and compliant with applicable requirements. The obligation to carry out an audit, and how often it must be done, stems from the Equipment Safety Act and Regulation No. 86 of the Minister of Economic Affairs and Infrastructure. The audit covers a visual inspection, a review of the documentation and electrical measurements, on the basis of which an audit report is issued.
Whether an audit is required depends on the type of electrical installation. Installations are divided into three categories by risk level: the first category includes, for example, explosive environments and certain medical facilities; the second category covers shared installations in residential buildings with more than two flats, accommodation buildings, and installations with a larger main fuse (over 35 A) and high-voltage installations; the third category covers smaller installations with a main fuse of up to 35 A. The electrical installation of a detached house or dwelling is generally exempt from the periodic audit obligation, but this exemption does not extend to commercial buildings or to the shared installations of housing associations.
For this reason the audit obligation primarily concerns housing associations, owners of commercial and industrial buildings, and accommodation providers. Periodic audit
A recurring inspection whose frequency depends on the installation category and the year it was built. For installations built after 2000, the audit is carried out every 5 years for the first category, every 10 years for the second, and every 15 years for the third. Installations built before 2000 have shorter intervals of 3, 5 and 10 years respectively.
Pre-commissioning audit
A new or rebuilt electrical installation must undergo a pre-commissioning audit before it is put into use. The installation may not be commissioned until this audit is passed. It is also often a prerequisite for applying for the building's use permit.
Pre-purchase inspection
Before buying a commercial building, apartment block or industrial space, we assess the actual condition of the electrical installation and its compliance with the requirements. The report gives the buyer a clear picture of any defects and the investments that lie ahead.
Measurements
We carry out the electrical measurements required as part of the audit, including checks of protective conductor continuity, insulation resistance, residual-current device (RCD) operation and earthing resistance. Measurements are the foundation of any reliable audit.
Thermography
Using a thermal camera, we detect overheating spots, loose terminals and overloaded circuits in distribution boards and connections before they cause a fault or fire. This is especially useful for larger commercial buildings and industrial installations.
Remedying findings

Where needed, we also carry out a thermographic inspection. As a result, you receive an audit report describing any defects found.
